We are only 4 miles from the Goodwood Estate and in easy reach of West Wittering Beach.

This Eco build property has a lovely light open plan living area containing a modern fully equipped kitchen, dining area, seating and TV area with a cosy wood burning stove. The Master Bedroom offers a comfortable King Size bed with fully fitted wardrobes and space for a travel cot. The Second bedroom has 2 single beds and equipped with blackout curtains AND blind to ensure a good nights sleep. The house is beautifully finished in Scandinavian style with picturesque views across the farm.

This is a truly stunning place to stay and relax - if you want peace and quiet then this is a perfect retreat (unless you bring your own little noise makers!). We are very child friendly and can provide everything from toys to high chair. We also have our Pear Store property situated nearby. Combined, they offer a great place to stay with friends and family, but have the added bonus of everyone having their own space.

Our local pub experienced a devastating fire in February 2025 and remains closed. We have a list of places to eat in our digital guide.

Located on a private rural farm estate there is discreet parking for up to two vehicles on the drive. A beautiful private garden with outdoor decking for taking in the views. There is also an outdoor terrace with seating and a BBQ sun deck for Alfresco dining.

Please do not go beyond the gate at the bottom of the garden - the Farm has no public access.

**SEASONAL POOL**

The Pool is available from Easter -October. CLOSED OVER WINTER. It is shared with another 2 bedroom holiday let all year as well as our home.

The Beach Huts have priority before 10 am and after 5 pm.

We suggest bringing robes and flip-flops for ease of moving from your accommodation to the pool. Arrive swim-ready. There is a Shower and WC in the pool building

The Tennis court is just outside. It is also a shared facility between 10 am-6 pm with ourselves and another holiday let if they choose to play a game. Outside these times is available exclusively for guests staying in the Beach Huts due to proximity. There is a selection of well-loved rackets in the Laundry room for guest use but request they are returned after use. We suggest bringing your own balls to play.

We live just next door (although this is also a summer rental July - September). Guests are given a comprehensive house Guide with all the information they need for their stay. Any problems please reach out via Airbnb or text :)

A lovely village outside of Chichester, Oving has a church, park, community hall, and great local pub serving good food. The Gribble Inn is a mere 200 yards away and has it's own brewery to sample during your stay.. and why not!?

The property is a great location if you are visiting Goodwood or wanting to visit the beach or walk the beautiful south downs - there are so many wonderful places to visit here and Oving is a great spot to base yourselves.

Chichester train station is about 4 miles away. There is a bus service from Chichester but it is limited. This property best suits someone with a car or bike.

We are so lucky to have so many wonderful places to visit on out door step. From the spectacular beaches of the Wittering's to The South Downs and it's stunning walks to The Goodwood Estate and it's renowned events. The Beach Huts is ideally located to ensure easy drives to so many days out.

Upon booking confirmation, you will be sent a Touch Stay House Guide link. This will have all the information you need for your stay - including where to find us / lockbox information/pool rules and how to access it. we also list our suggestions if you'd like to explore/plan or find out more on the local area.

Your Key lock code is sent the morning of your arrival via message

The pool is a shared facility - please see guest access for times. It is heated using an Air Source Heat Pump. After a recent experience: If you are bringing babies, please keep in mind that the pool temperature varies. We only heat UP TO 28 degrees and can rely on out door temperatures and sunny weather. Another thing that can make it fluctuate is not using the pool cover - we ask guests to ensure it is put back on after every use or it will lose a vast amount of its heat and can take a long time to get back up to temperature. If the sun is shining it gets vary warm in the pool house and this helps massively!

The pool is only available for guests staying in our accommodation: NO OUTSIDE VISITORS.

The Washing Machine & Dryer is located in a utility building adjacent to the property driveway.

This is an Eco Build and our preferred method of heating the space is using our wood burning stove. There is plenty of wood available for your stay in our wood shed so please help yourself at no extra cost. We have a smart electric heating system if wood burners aren't your thing, to ensure your stay is a cosy one - we only use Green energy suppliers.
